Mallorca Is Still the Dream. But Is Now the Right Time to Buy?

Autumn is one of the most beautiful seasons in Mallorca

As autumn turns into winter, Mallorca becomes quieter. For many prospective buyers, it is also the time to reconsider a long-held ambition: owning a home on the island.

Yet economic uncertainty, financing costs and persistently high property prices are making buyers more cautious. While market activity has slowed, desirable properties in Mallorca's established locations remain in limited supply.

So, is now the right time to buy property in Mallorca? There is no universal answer. But uncertainty alone is not a reason to abandon a long-held dream.

For financially prepared buyers with a long-term perspective, the quieter months can offer an opportunity to explore the Mallorca property market without the pressure of the summer season.

The key is to look beyond asking prices, assess genuine market value and carefully check a property's legal status, construction quality and overall cost of ownership.

Whether you are considering an apartment in Palma de Mallorca, a villa in Bendinat or Portals Nous, a seafront property in Puerto Andratx or a finca in the countryside, the right decision depends on finding the right property at the right price.

At Finest Selection, we believe buying property in Mallorca should be guided by local knowledge, sound advice and a clear understanding of your priorities – never by pressure or speculation.

Perhaps the real question is not whether you should buy now, but whether the right property is available on terms that make sense for you. If Mallorca remains part of your plans, this winter could be the right time to start looking.

Mallorca’s Rarest Hospitality Assets Cannot Be Recreated

Mallorca’s Rarest Hospitality Assets Cannot Be Recreated

Historic estates and exceptional hotel projects are becoming a hospitality asset class of their own.

By Antonio Escamilla

Managing Partner, Hotel Brokerage & Hospitality Advisory | October 2026

Mallorca has many excellent hotels. What the island has very few of are hospitality assets that simply cannot be recreated.

Historic estates with centuries of architectural heritage, substantial landholdings and mature Mediterranean landscapes belong to a different category from conventional hotel investment in Mallorca.

Their scarcity is structural. Land suitable for hotel development is extremely limited, while the creation of new hotel capacity is tightly constrained. Existing hotel licences and viable historic hotel projects therefore carry a significance that extends well beyond the underlying real estate.

At the same time, international luxury hospitality is increasingly defined by authenticity, privacy, space and a genuine sense of place. For the right investor, family office or hotel group, a historic Mallorcan estate can provide something a newly constructed resort rarely can: an identity that already exists.

From Historic Estate to Trophy Hospitality Asset

Architecture alone does not create an exceptional hotel.

The strongest historic hotel projects in Mallorca combine significant existing buildings, privacy, landscape, accessibility and a viable hospitality concept. Agriculture, vineyards, gastronomy, wellness and carefully considered events can become integral parts of the guest experience.

When this is combined with convenient access to Palma and the international airport, the result can go far beyond a conventional hotel for sale in Mallorca. It becomes a genuine trophy hospitality asset – and one that would be extraordinarily difficult to reproduce today.

Knowing How to Position an Exceptional Hotel

Exceptional hotels also require a different approach to the market.

Finest Selection has long been a trusted point of contact in Mallorca for private hotel owners and families, established hoteliers and hotel groups considering a discreet transaction. Many of the island’s most interesting off-market hotels and hospitality assets never reach the public market.

Knowing how to position such an asset is therefore just as important as having access to it.

Through our international network, we have direct access to qualified private investors, family offices, hotel groups and institutional investors, including parties capable of considering substantial and large-scale hospitality investments in Mallorca.

Our own background as former hoteliers and hotel developers gives us another perspective. We understand these properties not simply as real estate, but as operating businesses, development projects and long-term hospitality investments.

For an exceptional or historic hotel asset, the objective is rarely maximum exposure. It is to understand what makes the property special, position it correctly and introduce it selectively to investors capable of recognising and realising its potential.

Mallorca still offers extraordinary hospitality opportunities. The rarest ones, however, cannot simply be recreated.

Reputable Real Estate Agents in Mallorca: Why the Largest Property Portfolio Is Not What Matters

Reputable Real Estate Agents in Mallorca: Why the Largest Property Portfolio Is Not What Matters

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published September 2026 | Mallorca, Spain

Anyone looking to buy property in Mallorca today has no shortage of options. Property portals, international agencies and local real estate agents in Mallorca present villas, country estates and apartments across virtually every area and price range. The real challenge is therefore not finding more properties, but identifying the few that genuinely suit the buyer.

In Mallorca, a large property portfolio is not necessarily a sign of quality. Unlike markets where exclusive sales mandates are common, many properties for sale in Mallorca are represented by several agencies at the same time. A website displaying hundreds of properties does not automatically provide better market access – often, the same homes simply appear on multiple websites.

Access to the right property matters more

Anyone looking to buy a villa or finca in Mallorca should expect their advisor’s search to extend well beyond the agency’s own portfolio. What matters is knowing how and where to access the right property: through direct relationships with owners and developers, an established network, discreet off-market properties in Mallorca, or carefully selected professional partners in the relevant area.

Mallorca consists of very different local markets and micro-locations. An experienced Mallorca real estate advisor does not need to personally represent every available property. Local knowledge and a trusted network built over many years can be far more valuable. A specialist partner in Puerto Andratx may have access that an agent in Palma does not – and vice versa. For the buyer, what matters is having one advisor who knows these channels, selects the relevant opportunities and remains the central point of contact throughout the search.

What makes a reputable real estate agent in Mallorca?

With luxury real estate in Mallorca, the decisive differences often go far beyond square metres, bedrooms and impressive photography. Micro-location, privacy, neighbouring development, legal status and long-term value can matter considerably more.

A reputable real estate agent in Mallorca should therefore focus less on arranging as many viewings as possible and more on understanding how and where the client genuinely wants to live. Good advice means searching the relevant market through different channels, eliminating unsuitable properties early, assessing price and quality critically, and discussing disadvantages as openly as advantages. Sometimes, it also means advising a client not to buy.

At Finest Selection Real Estate Mallorca, we see our own portfolio as just one of several routes to the right property. What matters to us is experience, personal relationships and a carefully selected network of professional partners across Mallorca and Ibiza.

The quality of a real estate advisor is not measured by how many properties they can offer, but by how well they can find the right one for their client.

That, for us, is the difference between selling and advising.

What Does €5 Million Buy in Mallorca Today?

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published September 2026 | Mallorca, Spain

From contemporary villas in the southwest to exceptional country estates around Santanyí, Alaró or Santa María – €5 million remains a substantial budget in Mallorca. But what it buys depends enormously on location, views, land and quality.

Mallorca's prime property market is not one market. A budget of around €5 million can buy a sophisticated new-build finca on extensive land, a contemporary villa close to the sea, or a very private country residence within easy reach of Palma. In the island's most exclusive coastal locations, however, the same budget may involve compromises on size, views or position.

For international buyers, the more relevant question is therefore not simply “What can I buy for €5 million in Mallorca?” but “Where does €5 million buy the property that best fits the way I want to live?”

Southwest Mallorca: Location Comes at a Premium

For buyers considering Bendinat, Portals Nous, Costa d'en Blanes, Santa Ponsa or Nova Santa Ponsa, €5 million represents a serious budget, but expectations need to reflect the strength of these locations.

The southwest remains particularly attractive for its proximity to Palma, international schools, golf courses and marinas such as Puerto Portals and Port Adriano, combined with excellent year-round infrastructure.

Around €5 million can provide access to a high-quality contemporary villa, often with a pool, generous terraces and good privacy. Sea views are possible, but the combination of a prime position, exceptional views, recent construction and substantial living space increasingly commands higher prices.

This is where local knowledge matters. Two villas with similar specifications can represent very different value depending on orientation, immediate surroundings, view protection, construction quality and micro-location.

Santanyí and the Southeast: More Land, More Character

For buyers attracted to the countryside, Santanyí and southeast Mallorca offer a different proposition.

Around €4–5 million can provide access to substantial contemporary fincas with large plots, privacy, pools and high-quality architecture. The appeal here is less about proximity to Palma and more about landscape, authentic village life and easy access to some of Mallorca's most beautiful coves and beaches.

Santanyí itself has become one of the island's most desirable year-round towns while retaining much of its Mallorcan character.

For the right buyer, €5 million here can provide considerably more land and privacy than on the southwest coast without sacrificing architecture or lifestyle.

Central Mallorca: Space, Privacy and Architecture

Around Alaró, Santa María, Binissalem, Montuïri and Mallorca's central countryside, the equation changes again.

This is where buyers can find some of the island's most interesting country estates: architect-designed fincas, vineyards, extensive land and guest accommodation, often within practical reach of Palma and the airport.

For many buyers, choosing this part of Mallorca is not about getting “more for the money”. It is a deliberate lifestyle decision: more space, nature, authentic villages and privacy.

A budget around €5 million can be particularly compelling for buyers whose priorities are land, architecture and privacy rather than a prestigious coastal postcode.

What About Sea Views?

Sea views remain one of the strongest value drivers in Mallorca's premium residential market, but not all sea views are equal.

An uninterrupted panoramic view from the principal living areas, bedrooms and pool terrace carries a very different value from a distant glimpse of the Mediterranean. Orientation, neighbouring plots and the possibility of future construction are equally important.

In prime southwest locations, combining exceptional sea views with contemporary architecture, privacy and generous dimensions can push a property well beyond €5 million. Elsewhere on the island, elevated country properties can occasionally offer impressive views towards the Mediterranean while retaining substantial land.

Flexibility on location can therefore create interesting opportunities.

New Build or Existing Property?

At this level, buyers should also consider the value of time.

Building a finca or villa in Mallorca can produce an exceptional result, but land availability, planning, construction costs and timelines need to be assessed realistically.

A completed or recently built property therefore offers something beyond the building itself: certainty and immediate enjoyment.

For buyers with a very specific architectural vision, acquiring the right plot or older property may still be the better route. There is no universal answer – it depends on the buyer.

€5 Million Should Buy the Right Property – Not Simply the Largest One

Comparing prime Mallorca property purely by price per square metre can be misleading.

Location, privacy, orientation, architecture, construction quality, views, legal situation and immediate surroundings may ultimately matter considerably more than an additional 100 square metres of living space.

A smaller house in an exceptional position can be the better acquisition than a significantly larger property in a compromised location. Understanding those differences is part of buying well.

The Best Properties Are Not Always on One Website

One misconception about searching for premium property in Mallorca is that the best selection can be found by browsing the portfolio of a single agency. It cannot. The market is fragmented between owners, developers, local agencies, international brokers and properties that are never publicly advertised.

At Finest Selection, we deliberately do not attempt to maintain Mallorca's largest portfolio. Our expertise and access are more important than the number of properties displayed on our website.

We work on behalf of selected buyers and search across the relevant Mallorca market – including properties represented by trusted professional partners as well as discreet and off-market opportunities available through our established network.

For our clients, the search does not begin with our portfolio.

It begins with the brief.

So, Where Should You Spend €5 Million in Mallorca?

If sea views, marinas, international schools and proximity to Palma are priorities, the southwest should remain high on the list.

If Mediterranean countryside, beaches and authentic village life matter more, Santanyí and the southeast deserve serious consideration.

If the priorities are land, privacy, architecture and space, central Mallorca and the countryside around Alaró, Santa María, Binissalem or Montuïri can offer a compelling alternative.

The right search should therefore not start with a list of properties. It should start with understanding how the buyer intends to use Mallorca.

For more than two decades, we have advised international clients buying property across the island. Our approach remains intentionally selective: define the brief, assess the relevant market and identify the properties that genuinely deserve consideration – on-market or off-market, through our own access or trusted professional partners.

For someone considering a property purchase in Mallorca around €5 million, that overview can be considerably more valuable than another long list of listings.

Because at this level, the objective should not be to find more properties. It should be to find the right one.

Buying Property in Mallorca as a Foreigner: 5 Key Questions

Buying Property in Mallorca as a Foreigner: 5 Key Questions

By Antonio Escamilla

Managing Partner, Finest Selection Real Estate Mallorca
Published September 2026 | Mallorca, Spain

Mallorca has become one of Europe’s most international property markets. In 2025, almost one in three registered residential property purchases in the Balearic Islands was made by a foreign buyer – a clear indication of the island’s continued international appeal.

Yet those considering buying property in Mallorca for the first time tend to ask similar questions. Based on more than two decades of experience in the Mallorcan property market, we answer five of the most important.

1. Can foreigners buy property in Mallorca?

Yes. Both EU and non-EU citizens can generally buy property in Mallorca without being resident in Spain.

Foreign buyers normally require a Spanish identification number (NIE), while a Spanish bank account is often useful for completing the transaction and managing ongoing property expenses.

One important distinction: buying a property does not automatically provide residency in Spain. The former Golden Visa programme for property investors was abolished in 2025.

The real question for an international buyer is therefore rarely whether they can buy in Mallorca, but how to structure the acquisition correctly from a legal, tax and commercial perspective.

2. What taxes and costs should buyers expect?

For resale properties in the Balearic Islands, Property Transfer Tax (ITP) generally applies. The standard rates are progressive and currently range from 8% to 13%, depending on the value of the property.

Different rules apply to new-build properties purchased directly from a developer, where VAT (IVA) and Stamp Duty (AJD) generally apply.

Buyers should also allow for legal fees, notary and Land Registry costs and, where appropriate, technical due diligence or financing expenses.

Particularly in the prime market, the relevant figure is therefore not simply the asking price, but the total acquisition cost.

3. Where are the best places to buy property in Mallorca?

There is no single best location in Mallorca – but there is a right location for each buyer.

The southwest, including Bendinat, Puerto Portals, Santa Ponsa, Port Adriano and Puerto de Andratx, remains particularly established among international buyers, combining prime residential areas with excellent infrastructure and easy access to Palma.

Son Vida offers privacy and substantial villas close to the capital, while Palma appeals to buyers seeking Mediterranean living with a sophisticated urban environment.

Others deliberately choose the countryside. Areas such as Santa María and Alaró offer privacy, character and larger plots while remaining well connected to Palma.

Our experience suggests that buyers are usually better served by defining the right micro-location first and searching for the property second. In Mallorca, just a few kilometres can make a considerable difference in views, orientation, infrastructure, year-round atmosphere and long-term desirability.

4. Is Mallorca property still a good investment in 2026?

High-quality property in scarce and consistently desirable locations can remain an attractive long-term investment. But being in Mallorca alone does not make a property a good investment.

Limited land, restrictive planning regulations, excellent European connectivity and sustained international demand continue to support the prime market.

What matters at property level are factors such as micro-location, views, orientation, privacy, construction quality, legal status and future resale potential. Two apparently comparable properties can therefore perform very differently over time.

Potential rental income should also not be taken for granted. Holiday rentals are regulated in the Balearic Islands, and the ability to rent a particular property legally should always be verified before purchase.

5. What should international buyers check before buying?

Independent legal and, where appropriate, technical due diligence should be completed before a buyer becomes contractually committed.

Ownership, Land Registry information, existing charges, permits and planning status are among the key matters that should be professionally reviewed.

But a legally sound property is not necessarily a good purchase.

Legal due diligence tells you whether you can safely buy a property. It does not necessarily tell you whether you should buy it at that price.

This is particularly relevant in Mallorca’s luxury market, where genuine comparable properties can be scarce, asking prices do not necessarily represent market value and some of the most interesting opportunities never reach the public market.

Why work exclusively with Finest Selection?

Finest Selection has advised international property buyers in Mallorca since 2004. We deliberately work with a limited number of clients and, where appropriate, on an exclusive buyer representation basis.

For the buyer, exclusivity creates a simple advantage: one advisor represents the search across the market rather than individual properties. This allows us to approach owners, developers, agents and our private network on the client’s behalf, assess opportunities independently and maintain one consistent strategy throughout the acquisition.

Our objective is not to show the greatest number of properties, but to identify the right opportunities and provide the context required to make a well-informed decision.

Ultimately, three questions matter:

Is it the right property, in the right location – at the right price?

How AI Is Changing the Property Search in Mallorca

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published August 2026 | Mallorca, Spain

The way we search for property is changing fundamentally. Only a few years ago, the search for a property in Mallorca typically began with Google, a property portal or an estate agency website. Today, artificial intelligence allows buyers to ask far more complex questions, compare different locations and gain remarkably precise initial guidance within seconds.

International buyers are therefore often much better prepared when they arrive in Mallorca. They may already be familiar with Son Vida, Puerto Andratx, Bendinat or Santa Ponsa, have compared prices and gained a clear idea of which areas could suit their expectations. Yet more information does not automatically lead to a better decision, because the questions that really matter often begin where digital research reaches its limits.

Whether an asking price truly reflects the market, why one street can be considerably more desirable than the next, or how micro-location, orientation, privacy, neighbouring properties and future developments may affect the long-term value of a property cannot always be determined from available data alone. Particularly in Mallorca’s luxury property market, these factors can be more important than living space, plot size or even the specification of a home.

Having lived and worked in Mallorca for more than three decades, I have repeatedly seen how differently even neighbouring properties need to be assessed. Much can now be researched and analysed extremely well, while other aspects only become apparent through long-standing market knowledge, experience and an understanding of how people actually want to live on this island.

This is precisely where I see the opportunity that artificial intelligence brings to our industry. If technology can gather information, compare locations and efficiently pre-select properties, good real estate advisory can focus even more on what truly matters: listening, interpreting, questioning critically and filtering a broad selection down to those properties that genuinely suit the buyer.

At Finest Selection, we also use new technologies to make our work more efficient and our property searches more precise. At the same time, I am convinced that personal advice will not become less important, but more valuable, because the more information becomes available, the more important the ability to interpret it correctly becomes.

AI can help find properties in Mallorca. Whether one of them is truly the right one still comes down to market knowledge, experience and, ultimately, the individual behind the decision.

Why Waiting May Be the Most Expensive Decision in Mallorca's Prime Property Market

Why Waiting May Be the Most Expensive Decision in Mallorca's Prime Property Market

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published August 2026 | Mallorca, Spain

Whether you are searching for a luxury villa in Mallorca, a Mediterranean second home or a long-term real estate investment, conventional wisdom suggests that uncertain markets reward those who wait. In Mallorca's prime property market, however, the opposite is often true.

Recent headlines have focused on slower transaction volumes and greater caution among buyers, creating the impression that exceptional luxury properties in Mallorca are becoming easier to acquire. The reality is quite different. The island's finest homes continue to change hands quietly, often before they ever reach the public market, while buyers in the premium segment remain driven less by short-term market sentiment than by long-term lifestyle, wealth preservation and the scarcity of truly exceptional real estate.

That scarcity is becoming increasingly significant.

Mallorca is not creating new prime locations. Planning regulations have become more restrictive, construction costs continue to rise, and the supply of outstanding seafront villas, architect-designed homes and exceptional country estates remains extremely limited. Every remarkable property that is sold permanently reduces the available stock in a market where genuine quality cannot simply be replaced.

At the same time, Mallorca continues to strengthen its position as one of Europe's most desirable destinations for international property buyers. Political stability, security, outstanding healthcare, international schools, excellent year-round connectivity and an unrivalled Mediterranean lifestyle make the island unique. There are many attractive destinations across the Mediterranean, but very few combine these advantages with the same consistency and long-term appeal.

That is why today's prices should not simply be viewed as high. Increasingly, they reflect the true value of owning an exceptional property in one of Europe's most sought-after locations, where demand is likely to remain strong for decades to come.

The question is no longer whether Mallorca's property market will recover. It is whether the property you are waiting for will still be available when demand inevitably returns.

Mallorca, Marbella or the South of France? Which One Is Right for You?

Mallorca, Marbella or the South of France? Which One Is Right for You?

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published July 2026 | Mallorca, Spain

If you're currently looking for a second home, relocating to Europe or investing in luxury real estate, chances are you're comparing the same three destinations: Mallorca, Marbella and the South of France. Each offers beautiful properties, a Mediterranean climate and an established international reputation. Yet choosing between them is about far more than finding the right villa or apartment.

For discerning buyers, the decision usually begins with different questions. Which destination best suits your family's lifestyle? How important are international schools, healthcare, accessibility and year-round connectivity? Do you envision a place primarily for holidays, several months each year, or perhaps one day as your permanent home? These considerations often have a far greater impact on long-term satisfaction than the property itself.

Marbella continues to attract buyers who appreciate its vibrant atmosphere, renowned golf courses and contemporary luxury developments. The South of France remains synonymous with prestige, timeless elegance and some of Europe's most iconic coastal addresses. Both have earned their reputation for good reason.

Mallorca, however, has quietly established itself in a category of its own. Rather than being defined by a single lifestyle, the island offers an exceptional balance of everything international buyers increasingly value: a cosmopolitan capital, picturesque villages, world-class marinas, outstanding restaurants, international schools, excellent healthcare, direct connections across Europe and an enviable quality of life—all within remarkably short distances.

That balance is becoming one of the island's greatest strengths. It allows owners to enjoy Mallorca not only as a holiday destination, but as a place that naturally adapts to different stages of life. Whether for family time, remote working, extended stays or retirement, the island offers a flexibility that few Mediterranean destinations can match.

It is perhaps no surprise, then, that many buyers who begin their search comparing several destinations ultimately choose Mallorca. Not because it promises the most glamorous lifestyle, but because it offers something more enduring: confidence that the decision will still feel right many years from now, both personally and as a long-term property investment.

Finding the right property is, of course, an important part of that journey. Equally important is having someone by your side who understands the market beyond what is publicly available, asks the right questions and focuses on your long-term objectives rather than a quick transaction.

That philosophy has guided us for more than two decades, helping international families, entrepreneurs and investors make informed property decisions with confidence, discretion and a long-term perspective.

Because the best property investment is not simply the home you buy. It's choosing the place where life feels right.

The Conversation Is Changing. So Is Mallorca.

The Conversation Is Changing. So Is Mallorca.

An Insight by Luis Heymann

Founder & Managing Director, Finest Selection Real Estate Mallorca
Published July 2026 | Mallorca, Spain

Over the past months, I've noticed something I hadn't experienced before.

The conversations I'm having with new international clients are changing.

Surprisingly little of our time is spent discussing yields, taxation or even the property itself. Those topics still matter, of course, but they are no longer where the conversation begins.

Instead, we talk about life.

In a world shaped by geopolitical uncertainty, economic change and a growing awareness that time has become our most valuable asset, people are making very different decisions. They are thinking further ahead, planning more consciously and asking themselves questions that go well beyond real estate.

Not "Where should I invest?"

But rather:

"Where do I genuinely want to build the next chapter of my life?"

That subtle shift is, in my opinion, quietly reshaping Mallorca.

Many of today's buyers no longer need to live in London, Frankfurt, Zurich or Dubai. Their businesses are global, their teams work internationally and technology has given them something previous generations rarely enjoyed—the freedom to decide where life should happen.

For a growing number of people, Mallorca has become that choice.

Not simply because of its climate or spectacular coastline, but because it offers something increasingly difficult to find elsewhere: political stability, safety, excellent healthcare, international accessibility, outstanding gastronomy and a Mediterranean lifestyle that places wellbeing, nature and time at its centre. Luxury itself seems to be evolving. Less defined by excess, more by balance.

What I find particularly encouraging, however, is another development.

Many of these internationally minded families are not searching for isolation behind gates or within exclusive communities. They want to become part of the island. They are interested in its traditions, its gastronomy, its architecture and increasingly even its language. They are looking for authenticity rather than anonymity.

To me, that feels like a remarkable opportunity.

But only if it becomes a shared vision.

Mallorca's future should never be measured solely by rising property values. Long-term success depends just as much on protecting the island's identity, creating opportunities for local families, preserving accessible housing and ensuring that international residents become part of the community rather than simply living alongside it.

Perhaps the greatest reason for optimism can already be seen in the next generation. Walk through many of Mallorca's schools today and you'll find local and international children growing up together with remarkable ease. Friendships form naturally, languages are shared effortlessly and mutual respect often matters far more than nationality or economic background. In many ways, they are already living the Mallorca that many adults are still trying to build.

Perhaps that is also why my conversations with clients have changed so profoundly.

We spend less time discussing square metres, market timing or short-term returns and far more time talking about family, health, lifestyle and where they truly want to spend the next twenty or thirty years.

The property has become the final decision, not the first.

Perhaps that is the role of a trusted advisor today. Not simply to find the right property, but to help clients make one of the most important lifestyle decisions of their lives.

Every remarkable new chapter begins with a conversation. Perhaps this is the right moment to start yours.

Buying Property in Mallorca in 2026: What International Buyers Should Carefully Consider

By Luis Heymann

Demand for high-quality real estate in Mallorca remains strong in 2026

Alongside buyers from Europe and the United Kingdom, we are seeing growing interest from entrepreneurs, investors and high-net-worth individuals from the United States, Canada and the Middle East.

Against this backdrop, one question arises more frequently than any other:

Is now still the right time to buy property in Mallorca?

There is no universal answer. The decision to acquire a property should be based less on short-term market movements and far more on an individual's long-term objectives and the quality of the property itself.

Why Mallorca Continues to Attract International Buyers

Mallorca offers a combination of qualities that few destinations in Europe can match.

The island combines political and economic stability, excellent international connectivity, an exceptional quality of life, safety, first-class healthcare, international schools and a unique Mediterranean lifestyle.

At the same time, the supply of truly exceptional properties remains naturally limited. Prime waterfront villas, prestigious country estates and outstanding properties in the island's most sought-after locations are scarce by definition, supporting the long-term appeal of Mallorca's luxury real estate market.

For many international buyers, purchasing property is therefore about much more than an investment. It is a decision to secure a second residence, establish a long-term European base or preserve wealth through carefully selected real estate.

Buyers Are Taking a More Considered Approach

While demand remains strong, today's buyers are making decisions more carefully than in previous years.

International purchasers are comparing destinations, evaluating long-term lifestyle goals and taking more time to understand which property genuinely fits their personal and financial objectives.

Price is only one part of the equation.

Questions that deserve equal attention include:

Will this location remain desirable over the long term?
Does the property meet modern construction and energy standards?
Are all planning permissions and legal aspects in order?
How might the surrounding area develop in the future?
Will this property remain attractive to future buyers?

In the luxury segment, these considerations often determine a property's long-term value far more than short-term market fluctuations.

Long-Term Success Is Rarely About Timing the Market

Many prospective buyers focus on whether they should wait for a better buying opportunity.

In our experience, this is often the wrong question.

Exceptional properties in Mallorca's most desirable locations rarely become available in large numbers. The finest homes combine unique characteristics such as privacy, exceptional views, architectural quality, generous plots or irreplaceable locations that simply cannot be replicated.

Waiting for the "perfect" market moment may ultimately mean missing the right property altogether.

Successful acquisitions are therefore less about predicting the market and more about recognising genuine quality when it becomes available.

Independent Advice Creates Better Decisions

Acquiring a premium property in Mallorca is a significant long-term decision.

Beyond architecture and location, legal, technical and strategic considerations all play an important role. Even within the same area, properties can differ considerably in terms of build quality, planning status, privacy, future value and overall suitability.

Independent buyer representation allows purchasers to evaluate opportunities objectively and make informed decisions based on facts rather than sales interests.

Particularly for international buyers who may be unfamiliar with the local market, this independent perspective provides valuable clarity throughout the acquisition process.

The Finest Selection Approach

Finest Selection advises international entrepreneurs, family offices and high-net-worth individuals in the acquisition of exceptional properties throughout Mallorca.

Our role extends well beyond identifying suitable properties. We assist our clients in evaluating long-term quality, assessing opportunities and risks, coordinating due diligence and supporting every stage of the acquisition process.

Successfully operating a hotel requires countless decisions every day. Owners, general managers and department heads are responsible for guests, staff, sales, cost control and the many challenges of daily operations. As a result, there is often little time to step back and regularly assess the business from a strategic perspective.

Many hotel owners, investors and hotel managers are familiar with this situation. The hotel performs well, key metrics remain stable and guests are satisfied. Yet an important question often remains unanswered: is the full potential of the hotel truly being realised, and what measures could further improve profitability, competitiveness and long-term enterprise value?

Why an Independent External Perspective Can Add Value

Even successful hotels often have untapped potential that receives little attention within the demands of day-to-day operations. An experienced hospitality professional can assess a property from a different perspective and identify opportunities that may naturally receive less focus within the responsibilities of management and operational teams.

This is not about criticising existing structures or questioning management decisions. On the contrary, the most successful projects are those where ownership, management and external experts work together toward common objectives.

Often, targeted improvements in areas such as positioning, revenue management, distribution, guest experience, F&B performance or operational processes can have a meaningful impact on revenue, profitability and market competitiveness.

Hospitality & Asset Value Advisory

Through our Hospitality & Asset Value Advisory division, Finest Selection supports hotel owners, investors and hotel groups in analysing, optimising and strategically developing hotel assets.

By combining hospitality expertise, hotel development experience, hotel brokerage and real estate knowledge, we evaluate hotels from both an operator’s and an owner’s perspective.

Our work focuses on three key questions:

How can profitability be improved?

How can competitiveness be strengthened?

How can the long-term value of the hotel be enhanced?

Operational Excellence and Long-Term Asset Value

At Finest Selection, we view hotels not only as operating businesses but also as valuable real estate and investment assets.

Through our long-standing involvement in luxury real estate, hotel brokerage and hotel investments, we regularly see how operational quality, market positioning and business performance directly influence the long-term value of a hotel.

For this reason, we do not regard hospitality advisory as an isolated consulting service, but rather as part of a broader strategy aimed at enhancing the long-term value of hotel assets.

For owners, this often means more than improved operational performance. It can also lead to stronger market positioning, greater attractiveness to investors and improved readiness for future partnerships, succession planning or hotel transactions.

Hotel Opportunity Assessment

A core component of our Hospitality & Asset Value Advisory offering is the Hotel Opportunity Assessment.

Together with ownership, general management and key department heads, we analyse the principal value drivers of a hotel and identify practical opportunities to improve performance, guest satisfaction and long-term asset value.

The objective is not to produce lengthy reports, but to identify actionable opportunities and develop realistic recommendations that can create measurable value.

A Valuable Partner for New Hotel Investors

Not every investor or entrepreneur has extensive experience within the hospitality sector. Those acquiring their first hotel or developing a new hospitality project often face challenges that extend far beyond traditional real estate considerations.

Drawing on our experience in hospitality, hotel development, hotel brokerage and hospitality advisory, we support investors not only in identifying suitable opportunities but also in evaluating, positioning and strategically developing hotel projects.

Conclusion

Many hotels possess significantly greater potential than is visible within day-to-day operations. An independent and experienced external perspective can help identify opportunities, prioritise initiatives and implement meaningful improvements.

Particularly in competitive destinations such as Mallorca, the continuous optimisation of hotel operations, market positioning and asset value can create a significant long-term competitive advantage.

Why UHNW Buyers Choose Independent Representation When Acquiring Property in Mallorca

By Luis Heymann

Founder & Managing Director | Finest Selection Real Estate Mallorca
Published June 2026 | Mallorca, Spain

Expertise: Buyer Representation · UHNW Advisory · Family Office Services · Off-Market Acquisitions · Luxury Real Estate

Mallorca has established itself as one of Europe's most desirable destinations for entrepreneurs, family offices and ultra-high-net-worth individuals seeking exceptional real estate. From contemporary seafront villas and historic estates to private country properties and trophy residences, the island offers a unique combination of lifestyle, security, accessibility and long-term value.

Yet while many buyers invest considerable time in identifying suitable properties, far fewer appreciate the complexity of the acquisition process itself.

For discerning purchasers, finding a property is rarely the greatest challenge. Ensuring that the right property is acquired on the right terms, at the right price and with a full understanding of all legal, technical and financial implications is often where the real value lies.

The Difference Between a Property Broker and a Buy-Side Advisor

Most real estate professionals on Mallorca represent sellers. Their primary responsibility is to market a property and secure a successful sale.

An independent buyer advisor has a fundamentally different role.

Instead of representing the seller, a buyer advisor acts exclusively in the interests of the purchaser. The objective is not to sell a specific property but to identify the most suitable opportunities, coordinate due diligence, assess risks, negotiate terms and guide the client through every stage of the acquisition process.

For international buyers unfamiliar with the local market, this distinction can be particularly valuable.

Access Beyond Public Listings

Many of Mallorca's most desirable properties never reach the open market.

Owners of exceptional residences frequently prefer discretion and confidentiality. As a result, some of the most attractive opportunities are offered through private networks before appearing on public portals.

An experienced acquisition advisor can often provide access to opportunities that would otherwise remain unavailable to international buyers.

However, off-market access alone is not the primary benefit. The real value lies in understanding which opportunities genuinely meet a client's objectives and which should be avoided.

Identifying Risks Before They Become Problems

Luxury property transactions on Mallorca frequently involve considerations that extend beyond the visible qualities of a property.

Examples may include:

Urban planning and building compliance
Licensing and permit issues
Future development risks
Privacy considerations
Aircraft or traffic noise exposure
Infrastructure impacting views
Technical condition of buildings
Ownership structures that may complicate a transaction

For international buyers, identifying these factors before entering negotiations can prevent costly mistakes and protect long-term value.

Negotiating from a Position of Knowledge

Negotiation is not solely about achieving a lower purchase price.

A successful acquisition often depends on understanding the seller's motivations, transaction timelines, legal constraints and market positioning.

Independent representation allows buyers to make informed decisions based on objective analysis rather than sales pressure.

This approach is particularly relevant in the luxury segment, where transaction structures are often more nuanced than in conventional residential real estate.

A Single Point of Coordination

Acquiring property in a foreign jurisdiction typically requires coordination between multiple professionals, including lawyers, architects, technical experts, tax advisors and financial institutions.

A dedicated acquisition advisor can serve as the central point of contact throughout the process, ensuring that information flows efficiently and that critical issues are addressed before they become obstacles.

This enables buyers to focus on strategic decisions while maintaining confidence that the transaction is progressing appropriately.

The Finest Selection Real Estate Mallorca Approach

At Finest Selection, we represent international entrepreneurs, family offices and private clients in the search, evaluation and acquisition of exceptional real estate across Mallorca.

Our role is not limited to property sourcing. We assist clients throughout the entire acquisition process, from identifying opportunities and accessing discreet on- and off-market offerings to coordinating due diligence, managing negotiations and supporting a successful closing.

By maintaining an independent advisory perspective, our objective remains aligned with one priority: protecting our clients' interests and helping them make informed decisions when acquiring property on Mallorca.

Considering an Acquisition on Mallorca?

Whether you are seeking a contemporary villa, a private country estate, a historic property or an investment opportunity, independent representation can provide clarity, discretion and confidence throughout the acquisition process.

Dubai vs Mallorca: Why the Island Is Becoming One of the World's Most Desirable Places to Live

By Luis M. Heymann

Founder | Private Advisor for Mallorca Real Estate
Published June 2026

Anyone searching for Dubai vs Mallorca, moving to Mallorca, buying property in Mallorca or luxury real estate in Europe will inevitably come across the same comparisons. Taxation, property prices, international schools, marinas and lifestyle are usually at the centre of the discussion.

Yet the most important distinction between Dubai and Mallorca is rarely addressed.

The two destinations are moving in fundamentally different directions.

Dubai has built its global success on growth, expansion and international migration. Mallorca, by contrast, appears increasingly focused on preserving quality, protecting resources and ensuring that future development remains sustainable. The island is not seeking unlimited growth. If anything, the conversation today revolves around how to maintain balance — between tourism and local life, development and preservation, international investment and community interests.

This shift is often misunderstood.

Some view stricter planning regulations, sustainability initiatives or limitations on development as obstacles. In reality, they may become some of Mallorca's greatest strengths. History shows that the world's most desirable residential destinations rarely emerge from unlimited expansion. They emerge from scarcity, careful stewardship and a commitment to protecting what made them attractive in the first place.

Mallorca possesses a combination of qualities that cannot easily be replicated elsewhere. It offers a Mediterranean lifestyle within a European framework, combining accessibility, legal certainty, high-quality healthcare, international education and a mature infrastructure with a strong local identity and cultural heritage.

For internationally mobile families, entrepreneurs and long-term investors, these factors are becoming increasingly important.

The world has become less predictable than it once seemed. Economic cycles, geopolitical developments and shifting regulatory environments have encouraged many affluent families to think differently about where they choose to live, invest and build their future. Decisions that were once driven primarily by financial considerations are now influenced by broader questions of stability, resilience, quality of life and long-term outlook.

In this environment, Mallorca occupies a unique position.

The island remains internationally connected while retaining a sense of permanence that is increasingly difficult to find. It offers global accessibility without feeling transient. It attracts international residents while maintaining a distinct character. Perhaps most importantly, it continues to evolve without losing sight of what makes it special.

This is one of the reasons why many observers believe Mallorca is entering a new phase.

Not as a mass-market destination. Not as a place pursuing ever-increasing numbers of visitors or residents. But as a carefully managed environment where quality increasingly takes precedence over quantity.

If that trajectory continues, Mallorca's future could look very different from that of many competing destinations. Rather than becoming more crowded and more densely developed, the island may become increasingly selective. For property owners and long-term residents, that distinction matters.

After all, value is rarely created through abundance.

It is created through scarcity.

This principle is already visible in Mallorca's prime real estate market. The island's most sought-after locations continue to attract international demand, while opportunities for meaningful new development become increasingly limited. As a result, many market participants expect Mallorca to strengthen its position among Europe's most desirable residential destinations over the coming decades.

Some would argue it is already well on its way.

At the same time, the way luxury property is acquired has also begun to change.

In the past, the process often started with estate agents, property portals and public listings. Today, particularly within the ultra-high-net-worth segment, the journey increasingly begins through trusted networks, private introductions and personal recommendations.

The reason is simple.

The challenge is no longer finding a property.

The challenge is finding the right property.

For many families, acquiring a home in Mallorca is not merely a real estate transaction. It is a decision that influences lifestyle, family dynamics, education, long-term planning and, in many cases, future generations. The conversation therefore extends far beyond square metres, architecture or market values.

Trust becomes essential.

Those who know the island well understand that the strongest relationships are often built quietly. Recommendations carry weight. Local knowledge matters. Long-term perspectives are valued over short-term transactions. Increasingly, buyers are looking for trusted advisors who understand not only the property itself, but also the broader context in which a family intends to build its future.

That approach has shaped Mallorca's prime property market for decades and continues to define many of the island's most successful transactions today.

Ultimately, the growing appeal of Mallorca has little to do with becoming more like other global destinations.

In fact, the opposite may be true.

The island's attractiveness lies in its willingness to follow its own path. A path that prioritises quality over quantity, sustainability over rapid expansion and long-term value over short-term growth.

For many affluent families, that may prove to be one of the most compelling investment stories in Europe.

Not simply because of real estate. But because of what Mallorca represents.

A place that understands that preserving value is often more important than creating more of it.

And perhaps that is precisely why Mallorca is becoming one of the world's most desirable places to live.

Not because it wants to become the next Dubai. But because it has every intention of remaining Mallorca.

Hotel Investment Mallorca: Why the Best Hotel Opportunities Rarely Reach the Open Market

By Antonio Escamilla

Managing Partner | Mallorca Hotel Brokerage & Hospitality Investment Specialist
Published May 2026

Mallorca has long been one of Europe's most successful tourism destinations. With record visitor numbers, world-class infrastructure and global brand recognition, the island remains one of the Mediterranean's most attractive hotel investment markets.

However, investors quickly discover that acquiring a hotel in Mallorca is considerably more complex than purchasing traditional commercial or residential real estate.

A Market Defined by Scarcity

One of the defining characteristics of Mallorca's hotel market is the limited availability of assets. New hotel development opportunities are extremely scarce, while regulatory restrictions continue to limit additional supply.

At the same time, many hotels remain in the hands of local families or established hotel groups that have owned and operated them for decades. As a result, quality hotel assets rarely become available for acquisition.

This combination of limited supply and sustained international demand continues to support the long-term attractiveness of hotel investments in Mallorca.

The Most Attractive Hotels Are Rarely Publicly Marketed

Unlike residential real estate, many hotel transactions occur discreetly and outside the public market. Owners often prefer confidential sales processes in order to protect relationships with staff, operators, guests and business partners.

As a result, some of the island's most attractive hotel opportunities never appear on public property portals or commercial marketplaces. Instead, they change hands through trusted relationships, established industry networks and carefully managed off-market transactions.

For investors, access to the right network is often more valuable than capital alone.

Why Mallorca Remains Attractive for Hotel Investors

Mallorca benefits from an exceptional combination of international accessibility, political stability, strong visitor demand and outstanding quality of life. In many segments, the traditional tourism season has evolved into a year-round market.

The continued investment of leading international hospitality brands further reinforces confidence in the destination. Brands such as Four Seasons, Mandarin Oriental, St. Regis, Six Senses, Hyatt and Kimpton all recognize the long-term appeal of Mallorca as a hospitality investment market.

Security Is the New Luxury

While investment decisions were once driven primarily by yield metrics, many investors today prioritize long-term stability and capital preservation.

Security, location quality and scarcity have become increasingly important drivers of investment decisions. In this environment, hotel assets in Mallorca continue to benefit from strong international demand and limited supply.

Hotel Investments Require Industry Expertise

Acquiring a hotel involves far more than purchasing a real estate asset. Operator agreements, licenses, branding strategies, staffing structures, renovation requirements and operational performance all play an essential role in evaluating an investment.

Successful investors therefore view hotels not simply as real estate, but as a combination of property, business operations and long-term value creation.

Local Experience Makes the Difference

In Mallorca's hotel market, local knowledge, discretion and personal relationships often determine success. Many of the most attractive opportunities emerge long before a property is formally offered for sale.

With more than three decades of experience in Mallorca's hospitality sector, Antonio Escamilla is regarded as one of the island's most established hotel investment advisors. As a former hotel owner and developer, he brings exceptional industry knowledge and access to a network built over decades within the local hotel market.

Outlook

The long-term outlook for Mallorca's hotel sector remains highly attractive. Limited supply, consistently strong demand and the island's enduring international appeal continue to create favorable conditions for hotel investments.

For investors, family offices and hotel groups, Mallorca remains one of Europe's most compelling hospitality investment markets. Success, however, increasingly depends on local expertise, strategic insight and access to opportunities that never reach the public market.

For those seeking to acquire a hotel in Mallorca, experience, discretion and the right network remain invaluable advantages.

Luxury Real Estate in Mallorca: Why the Island Is Attracting International Buyers

6/2026 - Mallorca has been changing for years — quietly, but noticeably.

Today, the market for luxury real estate in Mallorca is becoming one of Europe’s most desirable destinations for international buyers. Entrepreneurs, investors, artists, athletes and high-profile individuals from around the world increasingly see the island not only as a holiday destination, but as a place to live, work and invest long term.

Buyers looking to purchase property in Mallorca are no longer motivated solely by sunshine and Mediterranean lifestyle. For many international families and investors, security, privacy and quality of life have become the new definition of luxury.

Palma de Mallorca is now considered one of Europe’s most beautiful and livable cities, offering historic architecture, world-class gastronomy, luxury boutiques, modern marinas and a growing international art and cultural scene.

At the same time, Mallorca has managed to preserve its authentic character. The island’s traditions, culture and local identity remain a fundamental part of what makes Mallorca so attractive. International residents who truly appreciate the island often value this balance between cosmopolitan living and Mediterranean authenticity.

The demand for luxury villas in Mallorca, private estates and exclusive fincas continues to grow rapidly. International buyers increasingly search for properties offering privacy, security, large plots, premium amenities and discreet surroundings. Off-market properties and exceptional estates with wellness areas, guest houses and security concepts have become especially sought after.

Mallorca’s appeal has also grown significantly among American buyers, many of whom are now discovering the island as an attractive European alternative that combines lifestyle, safety, international accessibility and long-term stability. Compared to other luxury destinations, Mallorca offers a rare balance of elegance, privacy and relaxed Mediterranean living within Europe.

International tennis events, world-class golf courses, exclusive yacht marinas and an increasingly sophisticated international infrastructure continue to strengthen Mallorca’s position as one of Europe’s leading luxury property markets.

As expectations rise, so does the importance of working with experienced real estate professionals. In the premium segment, discretion, local market expertise, international understanding and a proven track record often determine access to the island’s most exceptional properties — many of which are never publicly advertised.

Mallorca is not becoming attractive because it is loud or artificial, but because it offers something increasingly rare in today’s world: security, privacy, stability and an exceptional quality of life in one of the most beautiful settings in Europe.

What is the best location to buy property in Mallorca?

5/2026 The question of which is the best location to buy property in Mallorca is one of the most common—and at the same time most complex—when considering real estate on the island. There is no universal answer, as the ideal location always depends on individual needs, lifestyle preferences, and long-term objectives.

A key starting point is whether the purchase is intended as a holiday home in Mallorca or a primary residence. While second homes often prioritise sea views, proximity to the beach, and tranquillity, a permanent residence requires a stronger focus on infrastructure, schools, accessibility, and everyday practicality.

Among the most sought-after areas for real estate in Mallorca, the southwest of the island and Palma with its surroundings stand out. The southwest of Mallorca offers excellent infrastructure, short distances to Palma, a wide range of leisure activities, international schools, and established high-quality residential areas. Locations such as Santa Ponsa, Bendinat, and Port Andratx are among the most stable and desirable areas for luxury property in Mallorca.

Palma and its surrounding areas combine Mediterranean lifestyle with urban energy. The historic old town, gastronomy, marina, and year-round vibrancy make property in Palma particularly attractive, both as a primary residence and a second home.

At the same time, rural areas in Mallorca are gaining increasing importance. Buyers looking to buy a finca in Mallorca often prioritise privacy, space, and an authentic environment. At the same time, proximity to Palma remains relevant, as most parts of the island can typically be reached within an hour.

An often underestimated factor when choosing a location is traffic and accessibility. Especially in highly demanded areas, this can significantly influence daily life. Equally important is how well the location aligns with personal routines—whether related to sports, social life, or everyday infrastructure.

Overall, Mallorca offers a strong level of infrastructure, gastronomy, and essential services across the island. Supermarkets, restaurants, and daily amenities are widely available. However, the decisive factor is how location, surroundings, and intended use come together to create long-term value.

From our experience, the right decision is not based on selecting individual properties, but on a clear understanding of personal priorities. Based on this, we develop a structured search profile, evaluate the relevant factors, and identify the location that best aligns with lifestyle and long-term objectives.

Ultimately, a property purchase in Mallorca is successful when location and property form a coherent overall concept.

Why the Southwest of Mallorca is One of the Most Value-Stable Areas on the Island

4/2026 The southwest of Mallorca has long been considered one of the most sought-after regions for luxury real estate in Mallorca. The combination of established infrastructure, high quality of life, and limited supply makes it one of the most value-stable locations for property in Mallorca—both from an international buyer’s perspective and in terms of long-term investment.

A key factor is the region’s excellent infrastructure. Its proximity to Palma, easy access to the airport, and the presence of international schools, medical facilities, and a wide range of services create ideal conditions for year-round living. As a result, the southwest is equally suited for a holiday home in Mallorca or a primary residence.

In addition, the area offers a diverse lifestyle and leisure environment. Marinas such as Port Adriano and Puerto Portals, renowned golf courses, and a broad range of sports and recreational facilities define the region. This is complemented by high-quality gastronomy and a year-round functioning environment, clearly distinguishing the southwest from many other parts of the island.

Another decisive factor for the long-term value development of property in Mallorca is the limited availability of building land in established areas. Combined with consistently strong international demand, this results in stable pricing and, in many cases, above-average value growth.

In this context, Palmanova is gaining increasing relevance and is considered one of the most promising locations in the southwest. Key factors include its wide, attractive beaches, the growing selection of quality gastronomy, its character as a manageable coastal town, and the ongoing qualitative improvement of tourism—combined with short distances and everyday convenience.

Beyond the well-known prime locations, the southwest offers a wide range of micro-locations. What matters is not only the region itself, but the precise positioning within it—factors such as orientation, views, privacy, and surroundings significantly influence both quality and long-term value.

From our experience, the southwest of Mallorca proves particularly compelling when location, property, and individual requirements are aligned. It is this combination that ultimately forms the basis for a sustainable and successful property decision—both emotionally and from an investment perspective.

Why Mallorca Is the Safer Alternative to Dubai: Luxury Real Estate Insights for International Buyers

3/2026 Recent developments in the Middle East have shifted global investment priorities. While markets in the Emirates — particularly Dubai — once dominated international real estate portfolios due to high returns and tax advantages, geopolitical tensions and regional uncertainties are prompting buyers to reconsider their strategies. Safety, stability, and long-term security are now paramount.

For high-net-worth investors from the U.S., Germany, Switzerland, and Northern Europe, Mallorca has emerged as a prime alternative. The island combines European stability, strict property regulations, and a luxury lifestyle that rivals any metropolitan destination. International buyers increasingly recognize that luxury properties in Mallorca offer not just a home, but a secure and profitable investment shielded from global instability.

Mallorca’s premium real estate market is uniquely positioned. While demand from international buyers rises, inventory in Palma, the southwest coast, and other exclusive locations remains limited. High-end villas, sea-view apartments, and historic city residences are scarce. This imbalance between strong demand and limited supply supports long-term value growth, particularly for buyers acting early.

Unlike the fast-moving markets of Dubai and other parts of the Emirates, Mallorca provides predictable legal frameworks, transparent transaction processes, and a lifestyle-focused environment. Investors gain peace of mind, knowing their capital and family enjoy a secure European setting without compromising on luxury or Mediterranean charm.

The shift is clear: more international buyers are moving their focus from the volatile Middle East toward Mallorca, seeking safe luxury real estate investments in Europe. Those who acted early benefit from wider selection, while securing properties with lasting value — a combination increasingly rare in the global market.

Why Now Is the Time to Invest

Safety and stability: Mallorca’s political, economic, and legal environment is fully aligned with EU standards.

Limited high-end inventory: Scarce supply in Palma, exclusive coastal areas, and sought-after interiors ensures premium value retention.

Lifestyle and exclusivity: From Mediterranean sea views to world-class amenities, the island offers a complete luxury living experience.

Long-term investment security: Unlike Dubai or other Emirates markets, Mallorca provides predictability and sustainable property value growth.

For international clients, whether considering a vacation home, a strategic investment, or a permanent residence, Mallorca real estate represents a unique opportunity. Investors can enjoy a European lifestyle with all the comforts of Mediterranean luxury while safeguarding their wealth from global volatility. Contact us today.

Buying Prime Property in Spain: Why Mallorca Represents the Ultimate Luxury Real Estate Investment

Spain consistently ranks among the top destinations for U.S. and international investors seeking premium real estate in Europe. Among all Mediterranean markets, Mallorca luxury property distinguishes itself through resilience, exclusivity, and sustainable value appreciation. The island combines political stability, legal transparency, and security with exceptional infrastructure, world-class healthcare, international schools, and year-round connectivity — factors that increasingly influence high-net-worth buyers’ decisions.

For sophisticated investors, Spain is no longer merely a lifestyle choice. Luxury real estate in Spain, particularly on Mallorca, represents a strategic asset class offering capital preservation, portfolio diversification, and long-term growth potential. Prime properties in the region continue to demonstrate strong demand, limited supply, and consistent price appreciation, making Mallorca one of Europe’s most robust investment markets.

Mallorca: A Global Benchmark for Luxury Real Estate

Mallorca offers a spectrum of high-end properties unmatched elsewhere in Spain, from seafront villas and contemporary architectural estates to historic fincas, golf-front residences, and private marina apartments. Its combination of privacy, accessibility, Mediterranean climate, and sophisticated international community makes it the preferred choice for U.S. and global UHNW buyers. Limited availability in top micro-locations further supports sustainable capital growth, while the island’s enduring reputation ensures international liquidity and market stability.

Navigating the Mallorca luxury property market requires specialized expertise and precise market intelligence. Since 2004, Finest Selection Real Estate Mallorca has guided discerning investors through the acquisition of premium properties with an owner-led, boutique approach. Unlike traditional agencies, we do not rely on a broad, volume-driven portfolio. Instead, we conduct a comprehensive market analysis and select opportunities strictly according to our clients’ clearly defined criteria. This includes curated on-market and off-market properties, as well as discreet listings not publicly available, ensuring that every recommendation aligns with both investment strategy and lifestyle requirements.

By integrating market intelligence, legal guidance, and financial advisory, we enable buyers to make informed, confident decisions while mitigating transactional risk. This client-focused, data-driven approach positions Finest Selection Real Estate Mallorca as a leading authority in the European luxury real estate sector.

Why US Americans are falling in love with Mallorca

Why US Americans are falling in love with Mallorca

5/2023 | Hollywood has a new favorite film location… the beautiful island of Mallorca. As the setting for the new Netflix series, Lioness, starring Nicole Kidman and Zoe Saldaña, the star’s Instagram accounts have been abloom with photos of the Mediterranean hotspot. The island was also the backdrop for many scenes in Adam Sandler’s basketball movie, Hustle, as well as Anne Hathaway and Rebel Wilson’s hit comedy, The Hustle. But this isn’t the first time Hollywood’s elite have flocked to the island; power couple Michael Douglas and Catherine-Zeta Jones had long owned the stunning S’Estaca property between Deia and Valldemossa, whilst Mallorca’s own Rafael Nadal, famously owns a multi-million Euro residence in his home town of Manacor.

Aside from making waves in Hollywood, this idyllic paradise has become the go-to destination for those seeking a sophisticated lifestyle that combines outstanding natural beauty with world-class amenities. From the crystal-clear turquoise waters of the Mediterranean to the rugged Tramuntana Mountains, Mallorca’s natural beauty is unrivalled. But it's not just the scenery that’s made this island the playground of the international jet-set; from Michelin-starred restaurants to exclusive beach clubs, there’s no shortage of opportunities to indulge in the finer things in life.

Between yachting and golfing, fine dining to shopping, a refined island life is par for the course. Hip hotels and swanky beach clubs play host to some of the best poolside lounging, and to make things even more exciting, there are many luxurious offerings in the works. The exquisite Four Seasons, perched on the spectacular Formentor Peninsula, along with the upscale Mandarin Oriental in Puerto Portals will both be drawing in a discerning crowd within the next two years. Meanwhile, Rafael Nadal’s new Zel Hotel concept, is set to open its doors in Palmanova later this year. Formentera and Ibiza are also coming to Mallorca with the arrival of the chic and trendy BESO BEACH and the iconic dinner and dance show, Lio, from ‘The White Island.’ Prepare to pucker up soon.

Gigayachts visiting the island used to make headline news, but now they're regularly spotted along Mallorca's glittering coastline and their often famous owners aren't shy to spend their days ashore shopping, strolling through the old town, and dining in the bustling ports of Portals, Andratx and Palma. But it’s not just about the flashy front page features, either - unlike other popular high-end destinations like Dubai or Miami, Mallorca is all about understated sophistication, laid-back charm, and a unique, hospitable vibe that welcomes you with open arms.

When it comes to real estate, Mallorca has some of the most exclusive properties in the world. Whether you're looking for a sprawling villa with incredible sea views or historic estates in the center of the island, there’s something to suit every taste. With expansive living spaces, state-of-the-art amenities, and breathtaking panoramic vistas, these properties embody a luxurious lifestyle like no other.

Unsurprisingly, the real estate market has been booming post pandemic with prices continuing to skyrocket, often reaching two digits in the most sought after areas such as Puerto Andratx, Son Vida or Bendinat-Costa d'en Blanes. With an upturn in US investors following the commencement of direct flights between Palma and Newark, demand is at an all-time high, whilst inventory is becoming harder and harder to come by. Finding land to build on is almost impossible and increasing building restrictions are triggering prices, but don't let that scare you off! Despite the rising prices, the investment potential in this Balearic Island is more attractive than ever with a thriving tourist economy, incredible connections, a high level of safety, and the most enviable lifestyle you could ask for.

Don’t wait for the A-listers to scoop up all the sales, take the first steps today towards owning your very own slice of paradise. Come for the sun and sea, and stay for the lifestyle. Investing in Mallorca has never been more attractive; it's no wonder that so many are choosing to call it home. We are your one-stop-shop from selected property search to closing and beyond – don’t leave the choice of your broker to chance.

Purchase cost when buying Real Estate in Mallorca and the other Balearic Islands

12/2022 | When buying a property in Mallorca or the other Balearic Islands, there are quite a few additional costs - from 2023 the real estate transfer and stamp tax are to be increased. The left-wing government, which has been much criticized by the real estate and construction industry, has planned higher tax in an application for the Balearic budget 2023.

The real estate transfer tax for residential properties from one million euros is to be increased from the current 11.5 to 12%. From a purchase price of two million to 13%. The stamp or certification tax (Actos Jurídicos Documentados, AJD) is to be increased from 1.5 to 2% for purchases of more than one million euros.

The good news however is that properties in good locations have experienced up to double digit growth rates in recent years, which continues to make investing in property in the Balearic Islands a very attractive investment. In addition, due to the scarcity of building land and increasing restrictions on new construction, real estate on the Balearic Islands is becoming increasingly popular and high increases in value are also expected in the coming year.

Professional property management for your Mallorca home

Professional property management for your Mallorca home

11/2022 | Anyone who owns or wants to buy a high-quality property in Mallorca should consider the need for professional property management. Especially when it comes to a holiday property, you want to know that your Mallorca property is in good hands.

There are quite a few providers in this segment, but the crucial details separate the wheat from the chaff. Best of the best in real estate 2020

6/2020 | This award is the ultimate accolade. BELLEVUE, Europe’s largest real estate magazine, has been bestowing “BEST PROPERTY AGENTS” awards to nominated real estate companies from Germany and all over the world since 2006. In receiving this year’s coveted seal of quality, the thirteenth time the award has been bestowed since its creation, Finest Selection Luxury Real Estate Group from Palma is now ranked alongside the finest real estate companies in the world.

The BELLVUE BEST PROPERTY AGENTS award is the industry’s only independent quality certification in the real estate branch and is renowned both nationally and internationally. Each year anew, a six-person jury composed of prominent professionals from the real estate branch and BELLEVUE editors review and select which companies have earned the distinction.

Integrity, experience, objective advice, market knowledge, quality, range and diversity of offerings, as well as after-sales services are amongst the most important criteria. “We are pleased to have received this distinction and we are very proud that our work has been so prominently acknowledged in this manner. The award is a recognition of our many years of hard work, our broad competence and our special customer service,” said M. Luis Heymann, Managing Director of Finest Selection.

Mallorca's leading brokers for a successful hotel investment

Mallorca's leading brokers for a successful hotel investment

3/2020 | With the increasing demand for hotels in Mallorca, a small service sector on the island is in increasing demand - the Hotel Broker. Buying a hotel is a far more complex process than buying a residential property. The basis for a long-term successful investment is experience, negotiating skills and access to offline markets. Experienced consultants are crucial here: German founder Luis Heymann and his partner Antonio Escamilla of the Finest Selection Real Estate Group with its headquarters in Palma have been the first contact partners for more than ten years in Mallorca, but also in Spain and internationally. Their expertise is well-known island-wide, which is why most international clients use the services of Finest Selection Real Estate's two professional hotel brokers.

Thanks to their sound background, the real estate experts know about the possibilities and challenges of a hotel investment. Their own involvements in the Balearic hotel industry has lead to connections within leading hotel chains, associations and tourism authorities. These experiences have allowed them to put together an interesting as well as diverse portfolio. From the small romantic village hotel to the luxurious holiday resort, there is everything that promises an exciting investment. Much of it is offline and offered through personal contacts, absolute discretion is a matter of course for the broker team.

At the same time, Luis Heymann and Antonio Escamilla provide their clients with a wealth of experience, including the renovation and furnishing of hotel properties. The advice also includes ideas for optimal operation and the identification of marketing potential. Customers benefit from their very special expertise: the two brokers themselves have developed and successfully managed an award-winning luxury hotel in Mallorca for several years with an innovative concept.

Winter in Mallorca: the perfect time to relax, explore and look for real estate

Winter 2019: As soon as the Christmas lights are turned on in Palma at the end of November, wintertime in Mallorca has officially begun. The lights, which illuminate the magnificent old buildings on the beautiful Paseo del Borne and its surrounding alleyways and sidestreets, stay lit until after The Parade of The Three Kings, and the fiesta of Saint Sebastian in mid-January.

Mallorca takes on a different atmosphere outside of the busy summer holiday season. You will not find sunbathers on the beach, but instead, you will see hikers taking relaxing walks. You might be surprised to find the waves in the Mediterranean Sea can be quite lively, the wind is fresher, but you will enjoy a beautiful sensation as the breeze frees your thoughts and allows a sense of calm to enter your soul.

Just because it is winter in Mallorca does not mean that you can not enjoy the island to its fullest. In particular, we would like to recommend to you the option of sampling some of the island’s finest gastronomy. With a little more time to pay attention to guests when not in the height of the season, and therefore also time to create new and exciting dishes, wintertime can offer many surprises and experiences which you simply would not have the chance to have when the mercury is rising on the thermometer.

For example, the Majorcan star chef and a constant contender for a Michelin star, Santi Taura, has opened two new gastronomic hot spots in Palma. The location alone is worth a visit as DINS Santi Taura is located in the newly opened boutique hotel El Llorenç Parc de la Mar in Palma's stylish and historic Calatrava district.

Another of our recommendations has the location as its star. Over the last four years, the Mercado San Juan has worked to become an integral part of the gastronomic scene in Majorca's capital. You can choose from several types of cuisine under the same roof, which is the site of the former slaughterhouse S'Escorxador. The hall itself has had a makeover whilst retaining a feel of its original industrial design. Go with a group and have the luxury of eating around the globe whilst all sitting at the same table.

The notion of eating in a market setting can be found around Mallorca as almost every general market has numerous stands with farm fresh appetisers on offer. We feel that especially in winter, the covered Mercados are the perfect places for an authentic and local snack in a lively and interesting atmosphere.

It is also worth visiting the popular weekly markets such as Sineu in the centre of Mallorca or Santa Maria del Camí. Whilst a summertime visit can be a challenge in the heat surrounded by countless tourists, out of season you go on a relaxing bargain hunt from November to February stress-free in a pleasant weather or simply enjoy the ambience. The same applies to shopping trips in Palma, no tourist-clogged alleys in the winter means that browsing the wide range of  unique, local boutiques, big name and designer brands becomes a pleasure.

We mustn’t forget Mallorca's innumerable and well priced winter golf offers. You can pick from more than twenty courses to relax, play and immerse yourself in nature. Courses which we think are particularly challenging and eye-catching are Golf Son Gual near Palma, Alcanada Golf near Alcudia and T-Golf not far from Puerto Portals.

Island insiders have a golden rule: those who think about buying a property in Mallorca, whether a countryside finca, a luxury villa or an apartment with sea views, should spend at least one winter on the island. It is in the winter that the pearl of the Balearic Islands reveals its true beauty. During this quieter season, one discovers places that are hidden from the view in the hustle and bustle of the summer heat and tourist streams.

It’s no wonder to us that the inspiration for many Mallorca property purchase decisions Mallorca are begin during the winter.

Finest Selection Exclusive Mandate Service - the efficient way to find your Mallorca property: save time and money with an exclusive search order

Finest Selection Exclusive Mandate Service - the efficient way to find your Mallorca property: save time and money with an exclusive search order

The purchase of a property in Mallorca is still for many the fulfillment of a lifelong dream. But on a overheated real estate market with a large number of brokers even starting  a search can be difficult: which areas are in demand, how might the market develop and which properties on the market are really worth their money are increasingly difficult to assess. In these instances it is all the more important to have an experienced broker whose advice you can rely on. Their carefully selected portfolio will save time and guarantees the customer that the broker has already considered the optimum property choices for them in Mallorca.

The magic words are “exclusive mandate”. Finest Selection deliberately limit their real estate offer to their clients in order to be able to concentrate their search on the most important parameters for the client: location, quality of construction, market development and, of course, the individual needs and wishes.

At Finest Selection your happiness is more important to us than a quick purchase. Our primary goal is to offer property in Mallorca that will suit and delight you. With our own property listings and selected business co-operations we have the entire Mallorca real estate market on offer to hand select the best choices for your individual requirements in advance of presenting them to you.

The Finest Selection Exclusive Mandate Service for your property search is free. As a rule, you commit to keeping the search exclusively in our hands for one to three months. If you should find and buy elsewhere in Mallorca during this period we charge you a pre-agreed cancellation fee.

As one of the leading real estate agents in Mallorca in the luxury market, we are proud to say that most of our clients come to us through referrals. Since the foundation of our real estate agency in 2004, we have always relied on quality rather than quantity. With our careful selection you benefit from our serious advice and personal attention. But the best way to convince yourself of the benefits of the Finest Selection is to experience our service for yourself.

The Most Beautiful Beaches in Mallorca

Given the many spectacular highlights that Mallorca has to offer, the 260 plus beaches and bays of the island, many of which are among the finest in Europe, are just the icing on the cake. The variety of bathing opportunities in Mallorca never fails to impress. The Playa de Muro beach in the north of the island is regularly listed in the top ten of Europe's most beautiful beaches in the rankings of the biggest travel websites. This extensive beach, with white sand and magnificent views of the ocean and the adjacent Tramuntana Mountains, offers one of the loveliest beach panoramas on the island. The perfect place to enjoy a sundowner is at the Miama Beach Club, from whose rooftop terrace you can drink in the perfect views of the Bay of Alcudia.

Those who prefer a smaller, more secluded spot will also find their perfect beach: Hidden under pine trees is the Cala Cap Falcó in the district of Calvià, located in the highly desirable south-west of the island. Not only does the bay offer great swimming, but also cool drinks and tasty snacks at the beach bar. With your feet dangling in the water, you can finish the day with fresh fish and a glass of wine: A little touch of luxury for individualists.

Nature lovers are in for a real treat in Son Serra de Marina. This natural beach close to Artà in the north-east of Mallorca offers plenty of space and fantastic views. In the cult bar of "El Sol", right at the entrance to the beach, reservations are recommended. You will be rewarded with delicious food and a really special, relaxed atmosphere with views along the beach.

A classic in the south-east of Mallorca, but always worth the trip, is the Cala Mondragó, a double bay in the middle of a nature reserve with crystal clear water and surrounded by pine trees. Two beach restaurants offer an authentic beach feeling, complete with an informal atmosphere and good Spanish cuisine. The whole world comes together here, from urban lifestyle couples to Spanish families, all in a casual ambience with beautiful views of the bay.

Mallorca´s Most Expensive Properties

Mallorca´s Most Expensive Properties

Last year saw a very active property market with many multi-million euro homes being sold and this year is expected to be even better. It seems the ‘super rich’ have discovered Mallorca as a new hotspot. Offering more discretion than Ibiza, St Tropez and Marbella, Mallorca is proving to be increasingly popular. Having said that, you can’t hide a palatial property in a prime location! Although you can certainly offer enough “playtime” if you have the money to spend – the finest in gastronomy, yachting and of course the most glamorous parties to please the most discerning of guests too.

Buyers are predominantly coming from Switzerland, UK, Germany and Scandinavia but we are also seeing more and more buyers from further afield such as China, the Middle East and the US.

As one of Mallorca’s leading luxury real estate brokers we have access to the island’s finest gems. To list just a few examples, Finest Selection is offering these three exceptional high end properties: Villa Gaudí, a spectacular estate overlooking the Port of Andratx, for 17 Million Euros. A stunning country estate in the beautiful area of Valldemossa with over 80 bedrooms, 3 millions square meters land and an asking price of 25 Million or a Belle-Etage apartment in Palma´s historical city center for almost 10 Million. High net worth individuals will always seek the best of the best, and Mallorca's property market won’t fail to impress.

Considering that luxury property sales increased by 43 % in 2016, Mallorca is a safe haven for real estate investments. There has been an increasing number of new developments in the most sought-after regions, some offered at two-digit prices. Multi-million dollar listings are also going in the areas of Son Vida, Puerto Andratx and Bendinat as well as the West coast. Here at Finest Selection Group we have a track record of record breaking sales and selling unique one-of-a-kind properties in the most illustrious addresses in Mallorca. This comes as no surprise when you consider Founder and Managing Director Luis Heymann has over two decades of sales experience in the high-end property market. Often the most expensive island homes are off-market but the luxury agent Finest Selection will open doors to any of the most superlative of homes.

Investing in Luxury Island Lifestyle

Your safest investment is in high quality real estate – Consider Mallorca as one of the most attractive property markets in Europe.

Investing in real estate has become first choice for most investors. As property markets in northern Europe have become swamped, investors are now looking further south for alternatives, whilst still considering a certain lifestyle in mind.

In searching for a safe haven for your money it’s not only important to see your investment grow but by including a desirable lifestyle you can ensure the entire package is attractive too. Considering important factors such as good infrastructure, connectivity, safety, entertainment and available activities all contribute to the best possible investment in Mallorca.

Why invest on this paradise island? Other than renowned luxury property markets around the Mediterranean such as the Cote D’Azur, Ibiza, Marbella or Sardinia, Mallorca stands out with the longest season, excellent flight connections and an exquisite island lifestyle second to none – but most of all, Mallorca is considered to have one of the most stable property markets with no signs of letting up.

Demand for high-end properties in prime locations such as Son Vida, Puerto Andratx, Bendinat and Puerto Portals as well as large country estates are higher than ever before; 2016 was a boom for the real estate industry and 2017 is expected to follow suit with drawing even higher numbers of luxury real estate buyers from Europe and overseas. Finest Selection Real Estate Group’s reputation for excellence is based on our ability to match the most demanding clients with one of a kind homes making us one of the leading luxury real estate brokers in Mallorca.

We have limited our property portfolio to only include homes with the highest standards in building quality, location and positive trends in prices. We are dedicated to find the perfect property for your demanding lifestyle and our highly trained brokers are committed to exceed your expectations for a secure, sustainable investment.

Are you a large-scale investor considering Mallorca? Who do you turn to other than an award-winning real estate firm with over 20 years of local expertise in the luxury property and development sector? It goes without saying that discretion is our key word.

Feel free to come and meet us and learn more about both our current and future investment possibilities on this island and make 2017 a successful year combining secure investments with a sophisticated island lifestyle.

Another record year for luxury property draws to a close – the next is already taking shape

Another record year for luxury property draws to a close – the next is already taking shape

Before the time of contemplation begins on Majorca, the property industry on the island can expect very positive results. For homebuyers and sellers, an extremely successful year is drawing to a close. Unlike anywhere else in Spain, the property market on Majorca boomed in 2016, with growth rates of up to 36% compared with the previous year.

Luxury properties recorded particularly high increases. In the high-end segment, traders on the island achieved growth of up to 80%, according to media reports. This rise in demand was once again thanks to an increase in customers from abroad – Brits and German customers in particular were heavily represented in the high-price segment. Across the country, the Balearic Islands remain the undisputed number one when it comes to property sales to foreigners.

The classics from previous years keep their reputation as the most sought-after locations on Majorca, from Palma's prestigious Son Vida to the south west with the hotspots of Calvià and Andratx and its properties extending into the multi-millions.

And this boom in the luxury property market is not expected to slow down in 2017. On the contrary: "Luxury property in Majorca's south west will continue to experience heavy demand. After record sales in 2016, strong demand is also expected in the coming year, especially from foreign buyers," confirms Luis Heymann from the Finest Selection Group. Correspondingly, prices will continue to increase from an already high level. The statistics confirm this assessment.

In light of economic developments and low interest rates, property purchases continue to remain highly attractive, especially in stable regions like Majorca. "The island is now without a doubt a luxury destination and one of the most sought-after property markets in Europe," says Mr Heymann. This has not gone unnoticed in other parts of the world. Over the last year, more buyers from overseas have turned their attention to Majorca. And international interest is set to rise further in the future, as new long-haul flight connections are planned from Palma's airport. Majorca is already easy to reach via Barcelona and Madrid, which is reflected by increasing passenger numbers, particularly from the American continent.

Are you considering moving to Mallorca? Instead of just thinking about it, come and live your dream!

For more than 13 million tourists each year, Mallorca is a veritable island paradise: 3,640 square kilometres with more than 200 picturesque bays, white beaches, romantic villages and picturesque walking trails through the UNESCO-protected Tramuntana Mountains.

But in recent years Mallorca has become far more than just a wonderful holiday destination: It is now seen as an attractive place to live, on a par with many top international locations. The domestic property market is profiting from this development. Alongside the traditionally strong influx of buyers from Germany and Britain, more and more French and Scandinavian devotees of the island are looking for properties on Mallorca, and recently there has also been a marked increase in demand in the luxury segment, for properties worth two million euros or more. The prime locations for the purchase of a luxury property are the environs of the elegant Palma suburb of Son Vida and the south-western part of the island, with Puerto Andratx as a hotspot. With the right advice, any investment here in real estate costing upwards of two million euros is sure to hold its value, not least because the property market on the island is one of the best established and most mature in the entire Mediterranean region. That results in a high degree of legal certainty - an important factor for the international clientele, along with professional advice and transaction handling. Over many years, Mallorca has developed the relevant infrastructure, ranging from multi-lingual brokers to banking staff with mortgage expertise and lawyers well-versed in property law. There are many specialist offices on the island - the so-called gestorías - which provide support with all administrative issues and ensure that the sale progresses smoothly in any language.

Some of the issues can be complex, which is why it is worth getting expert help. New-builds, in particular, are subject to stringent requirements on Mallorca. This entails a great deal of administration, although the legislation is there to ensure that the charming scenery of the island is maintained and the existing property continues to increase in value.

The other features that make the island so attractive are becoming ever more important to the international clientele in light of the latest political developments: namely a general sense of security and the peaceful cohabitation of various nationalities. A high standard of living is ensured by the presence of excellent international schools, international medical professionals and an outstanding healthcare provision. Naturally, the famous Mediterranean way of life also plays a major role in the popularity of Mallorca. In culinary terms, the island really does have something for every taste, from traditional hearty island dishes such as Arroz brut, Frito Mallorquí or Tumbet through to award-winning international cuisine. And a sundowner enjoyed in an exclusive beach club such as Niki Beach in Calvià or Nassau Beach and Anima Beach in Palma must surely count as one of life's greatest pleasures.  Three large and luxurious shopping centres, including the new Fan shopping complex near the airport, tempt shoppers in before or after a visit to the beach.

The high quality of life on the island is widely recognised around the world, which means that Mallorca has become increasingly international in recent years. The island's capital, Palma, which boasts one of Europe's biggest marinas, has developed into a cosmopolitan metropolis that easily bears comparison with other European cities.  Whatever you are looking for - the hustle and bustle of the capital, the spectacular panoramic views of the ocean in all its facets, or the peace and serenity of the mountains and the countryside, Mallorca has something for everyone.

Festive atmosphere and top investment climate on Mallorca

Festive atmosphere and top investment climate on Mallorca

Late summer in Mallorca brings a very special atmosphere to the island as the hordes of tourists gradually start to ease off, the temperatures dip slightly in the evenings in particular, and the Mallorcan natives celebrate their traditional festivals all over the island. Those in the know wait for this time of year to visit the island and attend fashionable events such as the Sunset Market at Puerto Portals. The market's stalls are open every Wednesday and Thursday evening from 6pm until 1am at the glamorous harbour in the south-west of Majorca, and the market itself runs until 8 September. A stylish mix of jewellery stalls, cocktail bars, live music and DJs make it the perfect place to take a stroll.

More traditional entertainment can be found at the festival of Sant Bartomeu, which runs from 17 to 27 August in Capdepera, or at the lively Fiesta Rei d'en Jaume in Santa Ponça on 5 September. At this festival in the popular coastal resort in the south-west of Mallorca, a re-enactment is staged of the landing of King Jaume I in 1229 in the form of a battle with the Moors. The two sides soon overcome their differences, however, and end up partying late into the night along with the visitors.

For those who prefer things a little quieter, there are also plenty of cultural offerings in Mallorca during these final weeks of the summer. For example: the Deià International Music Festival enjoys an excellent reputation well beyond the island's shores, and will be taking place on 1 September this year. Alcúdia's international music festival also takes place on 27 August.

Fans of open-air film screenings will enjoy the "Cinema a la fresca" series in Palmas Parc de la Mar. A total of 32 films will be screened before the magnificent façade of the cathedral, with screenings running until 10 September.

It is thus well worth visiting Mallorca during this period if you want not just to experience the island's diverse culture, but also to make a stable property investment. As a reader of our blog, you are presumably interested in purchasing a luxury property - so we recommend that you make the most of this opportunity now. Mallorca has seen increased demand for luxury properties worth over two million euros during the first half of 2016 in particular - ranging from villas with spectacular sea-views to fincas enjoying wonderful inland panoramas.

Why not combine pleasure with pragmatism by enjoying the wide range of festivities and cultural events on Mallorca while the temperatures are relatively mild, and at the same time keeping your eyes peeled for your personal dream property?

Why Mallorca’s ocean views are worth millions

Whether it is Hollywood star Brad Pitt, international investors or an American auction house: the media have recently been full of reports of spectacular house purchases on Mallorca. And not without reason. The demand for luxury property in Mallorca’s prime locations is greater than it has been for years.

More than ever, buyers in the luxury sector are looking for the right location and unrestricted ocean views. Along with the desirable southwest of the island, Palma’s districts of Son Vida and Portixol are back in the top rankings. However, actual coastal locations are limited – it’s no secret that Mallorca is an island, and that is reflected in the price. Over the last few years, the demand for villas with ocean views has already outstripped supply. And in 2015 the average prices on the island rose by a further seven percent, which is more than any other region of Spain.

This is exactly the right time to purchase one of the most desirable luxury properties on Mallorca. The Finest Selection Group has many years of experience in the luxury segment and would be happy to find your dream property.

A Finest Selection Group Development: The Portals Hills Boutique Hotel

The “Miami meets Mallorca” project was the brain child of Finest Selection Group owner Luis Heymann, and the idea behind the Portals Hills Boutique Hotel in Puerto Portals was to create an upscale hotel with a unique design inside and out.

As such Mallorca's first Condo hotel was born, allowing investors the opportunity to acquire a suite within the property, indulge in cutting edge design along with high-class service whilst gaining rental income when away. This concept serves the most demanding travellers and luxury property investors alike.

Building quality has always been paramount in our projects along with a thoroughly competent and professional team of architects, interior designers, project managers, lawyers and fiscal advisors on board to guarantee the best results and profitable investments.

Located just minutes from the chic Puerto Portals on the coast of Calvià, the most sought after area of the island, the project took off in 2013. Creating outstanding architecture that fused Art Deco elements with Mediterranean flair, the Finest Selection Group Development won various international property awards in the "New Small Hotel Counstruction and Design" as well as "Residential Development for Spain" categories.

Together with Jo Kiefer, Architect of renowned ICAZAR Architects in Palma, the Miami-inspired Portals Hills Boutique Hotel has been featured in many architectural, design and luxury hospitality publications/media and often mentioned as Mallorca's most precious hotel gem. The combination of timeless elegance set in a prime location makes the Portals Hills Boutique Hotel is a must-visit destination unto itself when visiting the island. We are proud of a masterpiece development like the Portals Hills Boutique Hotel and having set new standards in the hotel and luxury real estate industry in Mallorca.

How your own dream hotel can become reality

How your own dream hotel can become reality

You own a villa, and perhaps even a yacht or a private jet but have you ever thought of owning your own hotel? A stylish country hotel in the Mallorcan countryside has its own particular charm. Or a fashionable town house in the island’s capital of Palma can be transformed into a luxurious boutique hotel. The dreams of future hoteliers are every bit as diverse as the opportunities offered on this versatile island.

One thing is clear: If the dream of owning a hotel in Mallorca is to become a reality with as little stress as possible, choosing the right partner is essential. The hotel brokers of the Finest Selection Group have access to the widest range of hotel properties in Mallorca. In addition, from the start they look after the right choice of location, the legal issues and the structural possibilities while ensuring the sale goes through smoothly - often a complex process in the hotel sector.

Being able to read the market and knowing which hoteliers are likely to wish to sell are priceless skills. The main priority in the seemingly impenetrable world of hotel real estate is to find an interesting property that will keep its value. Equally important is the ability to cast an experienced eye at a property that has never been considered as a hotel but which has great potential. This requires an established network of contacts and a great deal of experience, all of which is part of our know-how. After all, we also have experienced hoteliers in our team. Experience the Marine Lifestyle

It is one of the most important boat shows in the Mediterranean: The Palma Boat Show. From 28 April to 2 May, suppliers of luxury yachts, high quality accessories and nautical services will once more come together between the Muelle Viejo dock and the fishing port. Anyone interested in discovering the latest trends or finding out what innovative suppliers have come up with to make life on board even more comfortable will find plenty of inspiration at the Palma Boat Show. The five days are expected to attract more than 40,000 visitors.

The sea air gives you an appetite, so Palma‘s celebrity chef Marc Fosh will be on hand to serve up some culinary delicacies. Yacht delivery companies will also be showing off their tasty range of services at the Palma Boat Show.

This popular meeting of the yachting and boating fraternity in the Balearic capital is now in its 33rd year. This year the Superyacht Show is once again being held in parallel, offering a selection of the world’s most spectacular sailing and motor yachts over 24 metres in length. The main attraction of the Superyacht Show is the opportunity it provides to get a closer view of these impressive craft, with masts scaling up to 60 metres in height. These large boats have become an important commercial factor in the Mallorcan economy, and some are regularly overhauled in the neighbouring shipyards. No wonder owners keep being drawn back to this island.

It goes without saying that this premium boat event also attracts an affluent audience. A fair few of the visitors already own or are actively looking to buy a high value property in Mallorca. It is clear that owners who want to use their yachts to explore the seas around Mallorca, enjoy its countless bays as well as the flair of its harbours are also likely to consider buying a luxury property on the island.

Potential buyers looking for a suitably attractive property and hoping for a smooth transaction are well advised to turn to the luxury estate agents with many years of market experience: The Finest Selection Group – based on the Paseo Marítimo in Palma with a direct view of the marina and the most beautiful boats in the Mediterranean.
